If it’s broken or a safety issue, fix it.
Every single time.
Missing handrails? Fix it.
Leaking water heater? Replace it.
You’ll get that money back… and usually more when you sell.
But after that… this is where things can go sideways.

Where This Gets Real (and a Little Personal)
You don’t know this about me… but my husband is deep into restoring a 1967 Nova SS right now.
And when I say deep… I mean I have Nova parts in places in my house that absolutely should not have car parts.
We were watching Gearz the other night, and Stacey was talking about how every restoration starts off sounding simple.
Like… “we’re just going to redo the headlamps.”
Sounds easy.
Then he starts taking it apart.
And suddenly it’s not just a headlamp.
It’s wiring. Housing. Adjustments. Parts you didn’t even know were there.
And I’m sitting there thinking…
This is exactly what happens when people start getting their house ready to sell.

Yes… that’s the Nova.
And yes… it was supposed to be “simple.”
So… How Much Should You Actually Do?
I usually break it down into 3 levels.
Because not every house needs the same thing… and this is where people either overdo it or miss the mark completely.
Level 1: Clean It, Fix the Basics, and Go
This is for homes that are already in good shape.
You’re not renovating.
You’re:
- Cleaning
- Decluttering
- Touching up the obvious stuff
- Fixing anything that’s broken or unsafe

That’s it.
A lot of sellers fall into this category… they just don’t realize it and start doing more than they need to.
Level 2: The Smart Stuff That Actually Matters
This is where most sellers should land.
Not perfect. Just smart.
You’re making updates buyers notice without going overboard.
Things like:
- Fresh paint
- Swapping out old light fixtures
- Minor kitchen or bathroom updates
- Fixing flooring if it’s an issue
And again… anything broken still gets handled first.
This is where you usually see the best return.
Because buyers walk in and feel like:
“Okay… this house has been taken care of.”
This is also where preparation really matters:
“The Power of a Well-Maintained Home in Today’s Market”
That feeling matters more than a full remodel most of the time.
Level 3: The “Let’s Just Renovate Everything” Phase
This is the headlamp situation.
It starts small.
“We’ll just update the kitchen…”
And then suddenly it’s:
- Cabinets
- Counters
- Appliances
- Floors
- Lighting
Now you’re deep.
Time. Money. Decisions everywhere.
And here’s the honest part…
You don’t always get that money back.
Especially around here.

Buyers will pay more for a clean, well-cared-for home.
But they’re not always paying extra for every custom decision made during a full renovation.
Most of the time, we’re deciding between Level 1 and Level 2… not Level 3.
The Biggest Mistake I See
Trying to make the house perfect.
You don’t need perfect.
You need:
- Safe
- Functional
- Clean
- And positioned right for the market
That’s what actually gets results.
